The results from the 2017 Real Estate Study, conducted by the polling firm Bendixen Amandi International and the Miami Herald are in! In this anonymous survey, 100 of the area’s top brokers, agents, and analysts were interviewed to create an honest and credible portrait of the current state of the Miami-Dade real estate market. Miami’s top producing luxury realtor, NELSON GONZALEZ was voted "BEST REALTOR" for year 2017 in Miami-DADE county. Our firm, EWM Realty International was voted "BEST BROKERAGE FIRM" for the 3rd year in a row, and our President and CEO Ron Shuffield was voted "MOST KNOWLEDGEABLE" person in Miami-DADE for 2017. The findings are that Miami Beach still ranks as the hottest area in Miami-DADE right now. It also ranks number 1 as the place where they would buy a condo or an apartment. Miami Beach ranks second, right after Coral Gables, as the place to buy a single-family home. Not surprisingly, Miami Beach was voted number 1 as the most overvalued neighborhood in Miami-DADE County. The participants voted Homestead as the most undervalued neighborhood, while Coral Gables, Midtown, and Little Havana were the second most undervalued neighborhood. Miami Beach was voted, again, number 1 as the best neighborhood for young professionals and the best neighborhood for empty-nesters. More than 70% of the participants of this study said that now is the time to own a home, 45% said that now is the time to buy vs 29% said it is the time to sell (25% voted as both). On the question of how affordable is Miami-Dade, on a scale of 1 to 10 the rating it receiving it was 4.6. The participants were also asked question on the impact of global warming, climate change, and sea-level rise on the local real estate market in Miami Dade.
